Guide to buying property in Albania

We will help you find and choose the most suitable property according to your preferences. We will select a suitable location according to your criteria and ours which we will have discussed in detail previously. Each client has their own wishes, requirements and possibilities. There are no restrictions for foreigners wishing to buy apartments and houses in Albania and the same conditions apply as for local inhabitants. The only restriction applies to the purchase of land rather than property, but this can also be organised.

If you are interested in real estate, you should fly to Albania ideally for 3–5 days (Mon-Fri), however, we can mediate a sale even without your visit to the location.

Once you are physically in the country, we can show you other apartments that we have on our books. Clients will also have some free time in Albania to familiarize themselves with the location, beaches and services in the area. If you decide to buy a property, a reservation contract will be drawn up, and a deposit of 10–30% must be made in order for the property to be withdrawn from sale.

The sale itself requires the presence of a notary who bears full responsibility for the sale, and therefore first checks whether all the data submitted by the seller correspond to the facts according to the land registry. When buying real estate, the money is deposited in the notary's account until the new owner is registered with the land registery. The transcription will normally take place within 30 days. However, we can organise a shorter period if required.

After registering the new owner on the real estate register, each owner will receive all the necessary certificates and original documents. The buyer does not have to be physically present for the signing of contracts, everything can be done through the certified power of attorney. All fees related to the purchase of the property and transfer to the new owner are already included in the advertised price.
